A Lutah Maria Riggs Glass House Sells for $14M

Riggs is among the most significant architects Santa Barbara has produced, and this is one of her clearest modern statements. The house is single story and sits low in the trees, so almost nothing announces it from the road. What it does instead is frame things: the oaks, the gardens, and the mountains straight through the far wall.

Thomas Church did the landscape, which matters here as much as the building. A pond with a boardwalk that folds across it, lavender fields, orchards, oak and redwood groves, and a bocce court, across 2.71 acres. The two were working at the height of their powers and the site has been kept the way they left it.

Three bedrooms and three and a half baths across roughly 4,080 square feet, counting a detached studio and a creekside guest house. The kitchen was remodeled with Poggenpohl cabinetry and opens to a formal dining room looking into the garden. The primary suite has dual dressing rooms and a spa bath.

The Ebbin Group at Compass held the listing and Riskin Partners Estate Group brought the buyer.
